Situated on the bank of the St. John River, Oromocto is officially designated as a town, and is recognized for its rich history. Originally known as a military community, for it sits at the base of Canadian Forces Base Gagetown, Oromocto has grown into a popular alternative to Fredericton, with a small-town, family-friendly atmosphere. The community is also home to a golf and curling club, and the neighbourhood of Oromocto West.

Oromocto is part of Sunbury County, about 20 kilometers southeast of downtown Fredericton. Its real estate market comprises primarily single-family homes, with a few options for multi-family homes/condos. As a community, Oromocto is a favourite for families, specifically commuters, and is home to the CFB Gagetown military base, the second-largest facility in the country.

Single-family homes for sale in Oromocto are a mixture of single-storey and split-level/multi-story properties. Though design and square footage ranges, homes typically have a few common features, including large front and backyards (often fenced), multiple bedrooms and bathrooms, and a driveway/garage space. These properties are great for buyers with kids but also those with pets. 

Within the town of Oromocto is the neighbourhood of Oromocto West, which is a primarily residential area surrounded by farmland and the base on the east side. This is a popular choice for growing families due to the safe and quiet atmosphere, the beautiful neighbourhood parks, and the recently-built French elementary school. Like Oromocto proper, this neighbourhood is mostly single-family homes.

As mentioned above, multi-family homes are less frequently found in this area. In Oromocto West, the apartment complex Westwood Estates is one of the newer additions and one of the only options for condo living. This building is four storeys in height and offers amenities such as parking and common areas, though it is (like the other buildings in Oromocto) a rental complex. 

Oromocto: Top Highlights

Oromocto is a small town with a laid-back lifestyle, with many of the residents commuting to Fredericton or employed at the neighbouring base. Its position on the river has meant that the town has its historic roots in shipbuilding, but now this is no longer an active industry. 

There are two main commercial areas in Oromocto: the Oromocto Mall along MacDonald Avenue and the industrial downtown along Restigouche Road. The former is home to some of the larger box stores and chains, including international grocery stores, a post office, a bank, discount stores, and some fast food restaurants. The latter is a mixture of small businesses and manufacturers in the large plazas. For families, this also include daycare centers, government services, and various other stores and restaurants. The Gateway Plaza, centered on Miramichi Road, offers more of the larger fast food and big box stores.

Other highlights of Oromocto include the Oromocto Skate Park (in Oromocto West), the Gage Golf and Curling Club, King's Arrow Arena, the Fay Tidd Public Library, Sir Douglas Hazen Park (which sits on the waterfront and has a large baseball diamond), Deer Park, and the Gateway Wetlands and Conservation Area. 

The Gagetown base also has three museums on the premises: the NB Military History Museum, the CFB Gagetown Military Museum, and the Canadian Military Engineers Museum.
