The downtown Fredericton real estate market is competitive and this neighbourhood only includes a few blocks of residential properties. As a result, there aren't always many listings available, however there are options for both residential and commercial properties, which sit side-by-side in this district—and some are zoned for both. Instead of the soaring high-rise condos of the big cities, Fredericton has maintained most of its historic charm. This area includes both condos, townhomes, and single-family homes.

Homes for sale in Downtown Fredericton are pretty exclusively located on and south of Brunswick Street, which cuts through the neighbourhood and acts as a divider. And while the downtown area has many historic buildings, those located closer to the river have mostly been repurposed as commercial real estate or educational facilities. In regards to architecture, many historic buildings (which include homes, churches, and various buildings) in Fredericton date back to the late-1880s, and include styles such as Victorian/Victorian Italianate, Queen Anne, Gothic Revival, and Georgian. However, a significant number of homes in the city were built after the 1940s.

Charm and walkability is one of the reasons that homebuyers seek the downtown core when looking to buy a home. Single-family homes for sale in this neighbourhood offer great locations and multiple bedrooms and bathrooms, suitable for buyers ranging from families to retirees. Properties in this neighbourhood, because many of them are older, can be on the smaller side and may need some upgrades, but the location is unbeatable. Condos for sale are very desirable, especially for students attending any of the post-secondary institutions in the area. These properties offer the same great locations, but do include some more modern builds.
